The inner north has been our home for 15 years and we were keen to develop a design that sat gently and respectfully within the neighbourhood that we have grown to love.

It was important to us that the original ex-govie was still visible within the context of the new work, providing a visual connection to the other ex-govies that march up and down many streets in the area.

We were looking for a design solution to our cramped and busy lives. The design challenge as we saw it was to create a light-filled addition on the south side of the house and to improve the functionality of the kitchen/dining area.

It was essential that the final design facilitated an interaction with the garden wherever possible. Our garden is an integral part of our lives and forms many more ‘rooms’, which are inhabited daily by children and adults alike.

The second living area, or ‘sunny room’ as our children have christened it, is testimony to amenity that clever design can bring. A relatively minor extension to the floorplate has completely transformed the feel and use of this room. It gets most votes for ‘favourite room’.

The 56sqm additions comprise two new bedrooms and additional area to an existing bedroom which has been re-purposed as a rumpus room. These have gable roofs with clerestory windows to capture winter sun. A second bathroom and hall way connects new to old under a mono pitched roof which extends into the garden on the west and over a garden court and covered entry to the east.

 

Apart from the additional area which brings the total up to 193 sqm, the scope of work for these most recent additions has included significant alterations to the kitchen, dining and laundry area.

 

Collaboration with the owner, a landscape architect, gave me added confidence for our development application which was approved despite significant encroachments to the front setbacks.

 

The owners undertook external works which tie the additions back into the already well established landscape of the 717 sqm block.

 

The contract sum for the project was $314,502 approximately $100,000 of which was spent on the alterations (including structural framing, windows, flooring, electricals and joinery), with remaining costs for the additions at a rate of $3,780 per sqm.
